The way that they do it (this is the layman's description, and if you want a thorough run through you should get with @Jason Marino @Olia Fogel @Richard Bechtol who are all attorneys)  but the property is owned by a land trust where a lawyer is the trustee (this creates barrier for lawsuits). 

I've never encountered a problem like this before so I contacted a lawyer.

Not sure on your question title company can answer that or if your in NY I believe you only use lawyers so its a lawyer question. 

@Wesley W.thank you for your response my lease does state all common areas must remain free from any personal belongings as well as they assume liability to any left or damage to personal property in carports and driveways.Should I call are for claims lawyers in preparation for a possible case

So is it best to hire a real estate lawyer to help with the transaction?

I dont know if we should go to a lawyer or just be quite and hope for the best when we sell... any advice would be much appreciated. 

There were several round tables in the middle for members to sit, a stage to the right and all around the perimeter were tables where vendors, such as finance people, real estate lawyers, etc set up to promote their businesses.

Would you recommend having the deal vetted through my lawyer before proposing the deal to a private investor or waiting until the deal and negotiations are finalized with the private investor to get a lawyer to review?
