I'll save you some trouble, I've had quite a few responses saying the same thing that JP who advertises on Bigger Pockets all the time for MB financial basically does not deliver on what he promotes.  

Some idiot from biggerpockets thinks I'm self promoting so the information has been removed.   

I had a guy who contacted me thru BP forums and wanted to use my reputation to promote his business.

Some of the portfolio lenders are running promotions like no closing costs.  

He brings value - plugging himself should be standard, accepted, and promoted practice :)

I've been researching how often and for how much comparable rentals in the area have been going for and this looks to be a fairly safe investment, but I wanted to get some feedback as to anyone's experience with this type of rental market and what we can do to promote cash flow ( as well as anything else we should be considering).  

I publish many posts in my Bigger Pockets Blog and over a year ago I tried including my links to them but was warned by the staff that I was prohibited from "advertising/promoting" my articles here.

Two weeks later I received a letter from wellsfargo saying they have a promotion of unsecured lines of credit, I applied and they gave me a 40k unsecured line at prime +1% ...

Sure, put on your cheerleader uniform and promote the game.
