I looked at a mailing list generated for 2 of the zip codes there and was surprised how many homes are owned outright or have been owned by the same person for many years.  

A 1031 is for "Like Kind Exchanges"Like a truck for a truck, rental property for rental property, building for a building.A flip is an ordinary income process subject to incomes tax and FICA, and specifically mentioned in the code as not eligible for a 1031 exchange.

I live on the south side, so my gut was saying hit the Spring Hill and/or Columbia zip codes.  

So, does anyone know where I could buy a list of recent evictions, maybe based on ZIP code, so that I could market to the property owners?

HOA's are no different than single family homes that could need a roof replacement, an unknow code violation due to structural/electrical/plumbing issues or a drug dealer that moves accross the street after you acquire the property.

Liens or code violations, no problem.  

My buddy is experimenting with the QR codes and the text messages for more information.  

Other examples are fire damaged homes, code violations, recently inherited properties when they live out of state.

Meanwhile, when I looked up the code he quoted, I see nothing about having to have an owner's meter, just that the circuits from the tenants' meters must not supply common areas.
