On average , how much are you guys paying for landlord insurance / dwelling policies ?

Unfortunately in my area, most insurance policies will not insure you if your tenant has a dog that is considered to be a "dangerous breed".  

Has anyone used this kind of policy ?

My homeowners insurance has $1M liability coverage and I am also looking at a umbrella policy.

If you are house hacking, get your owner-occupied financing (more favorable financing terms than an LLC can get), get a normal home insurance policy and an umbrella insurance policy.

As a general rule, in most states, other than contracts for personal services, purchase and sale contracts that are silent on the question of assignment are assignable unless the legislature in that state has passed a statute prohibiting assignment for public policy reasons.  

@Frank Martino there are several national programs SFR investors use were a multi-state portfolio can be on a single policy. 

If you policy is based on Replacement Cost, the company has an estimating program that attempts to calculate the cost to rebuild from the foundation up.
