It was undoubtedly the appraisal That is the highest amount difference($100,000) I ever heard between selling price and appraisal  The agent who sold you the house, seller, can all be culpable but do to the small amount($2000) try small claims court I would file a complaint with the real estate board also .

The chances that they follow though, pay to file and for out of state service are slim. 

My last four houses have been in flood zones and it had no effect on the sale of the properties.If you think I am on a coast somewhere the properties were actually in the desert  of Palm Springs, Indio area, The flood zones were classified as once in a 100 year flood zone, Also to mitigate the insurance requirements you just have to submit a elevation report some on file with county some had to pay for.

I've recently heard that if an investor files loss in his investment property in filling his tax, it will effect his next mortgage by impacting on debt/income ratio.

A family of 4, Moving from out of town. they filed a chapter 13 in 2012 to keep their house in socal. due to recent job they had to move, will have a contract job for a year at local college. current credit score is 790. my rent is on par with zillow estimate.. income wise, they made the 3x gross multiplier.

I'll still file an eviction as well and go for the second clause(damages).Good Luck.
