So they ended up paying about $50k more, for a house one block away that did not have central AC, and that wasn't a fresh rehab (and the property they bought didn't even have forced air heat - it has radiators - a lot more pricey to add central AC to that)!

If you take shortcuts here the units will have to work much harder to maintain heat and that isn’t good.

She hasn't paid yet...The renters deposit the rent directly into my bank, they don't mail a check.As much as I want them gone I am also concerned about getting a new renter in at this time of year due to the heating costs associated with a house.

I was told the heat should be kept at 40* or so to keep the pipes from freezing, has anyone had any experience "winterizing" a townhouse seasonal rental?

If you really know your area, and you know both the real estate and the economy of your investment area, you will know when prices are over-heated, and you either stop buying, hunt harder for extreme bargains, or you fix and flip really darn fast, hoping you don't get caught without a chair when the music stops.

Paying heat in a cold weather area or air conditioning in a hot area is a great way to go broke.
