Before buying off an internet marketplace, make sure you know what to look for.  

From a very quick look on the internet, it doesn't look like there is anything on the market right now that would pass the 1% rule.Remember, I'd be living in it first with my family, so I don't want to look in the bad areas of town.

I know reviews are biased as people generally take to the internet when only when they had a bad experience, and those who had positive experiences don't feel the need to say anything, etc. 

I understand the difference of having one or not but the question is, can I still have partners on a deal who I can go in with, neither of us being affiliated with an investment LLC?
