Most areas don't allow bandit signs which is why most people who use them put them up and take them down while the people who enforce that regulation aren't working. 

However, I will take your suggesting and I will be then subcontract others and get the permits myself to avoid all this waiting game.

Someone with a high risk tolerance is playing a different game than someone with a low risk tolerance.

I have a couple brothers who live in the Watertown area, but they work in law enforcement and don't invest.

I'm very young to the game of renting and life itself really, I know that the grass is grown up a lot and I'm unsure if that will cut down on the true cost of it, but I assume roughly $3000-4500 for the 1.25.

I have been seeing a lot of deals going down in the game.  

Right now I'm just getting the fundamentals down and working on my mindset (The Miracle Morning is a game changer).

Otherwise, fees are not enforceable.
