Finance is not something you are going to structure, the structures all fall under law, in one way or another, you won't be able to "structure" anything that is not covered by law.Exceptions come into play with partners in a business entity, but you have to find those partners privately or seek legal advice in following exceptions and/or structured methods, such as crowdfunding or special provisions under the SEC Regulations. 

If you don't like the rules of the game, don't play the game.

If you start playing musical chairs with attorneys it can cost you as you will have to start anew each time which is tic toc ching ching if you know what I mean. 

Point is, sometimes they may not and they may both legs to stand on to get out of your nothing down contract, usual and customary is also at play.

@Trevon Peracca, if you can see that they are just playing with you, don't be scared to make the point: "sorry, I am looking for Sellers who will sell at a discount because they want a quick sale or because they are highly motivated".

It probably possible, but I haven't figured out how do it yet (and either way, I'm sure the higher cost still comes into play).

However I do believe real estate is an equal opportunity playing field.  

Our plan is for her NOT to become a traditional real estate agent long term, but in order to generate some income to invest she will be playing that role short term.

Most people just don't get it and when faced with their smaller minded mentality of how to make the next quick buck, they will sell their grandmothers short if it boosted their next bonus.
