If this is a SFR, I would put in your lease that tenant is responsible, and if snow is not cleared x hours after y inches of snow, landlord will clear at a charge to tenant of $z, due in 5 days as Additional Rent.If this is a multi-family property, I would NEVER delegate this responsibility to one tenant that could put my other households in harm's way. 

I have been put in two groups of at least 5 people in the last 3 weeks but my fellow group members are newbies like myself and are not actively on BP. 

If it costs $1000 to have one put in, then I would spread that over two years and raise the rent accordingly.

But the seller will put in writing that the liens will be paid off if property is sold or refinanced.

Is the refinance for the appraised value of the rehabbed house or only for the cash I put in or bough it for?

My question is, if I'm getting somebody to put in the 25% down payment on an investment property, how do I make the deal sweet for them and myself?

After asking them how long it will take to finish, I add a week or two and put in a 100 per day penalty clause.
