Hi @Lewis C.Larger multifamily buildings are a far cry away from SFR, and as you might expect, the due diligence is much more involved.For starters, all mechanicals in the building need to be evaluated intensely.

What if the person who pays bills gets sick and a secondary person forgets this as its not common everywhere. 

It just asks them what their rent is, how long their lease is, what they paid for deposit, and a few other relevant questions.

I've read a million threads where people hint at appreciation and everyone's hair spontaneously combusts and a lot of people start freaking out about not betting on appreciation and invest for cash flow.

I"m detail oriented and a great communicator.  

I would call them and give them 24 hours to provide the lease or they will be fired and a complaint filed with the Real Estate Commission

We had to upgrade from a gravity furnace to forced air so we decided to do the furnace and A/C.
