I've had to buy bedspreads for all of my beds 3 times this summer, have had a half dozen towels get stained, an electric tea pot get melted, the furniture gets damaged, etc.

We are dealing with potentially frozen ground and LOTS of trees 30-40 of them, 100 ft. setback.

Has a fair amount of sheetrock, plumbing and other stuff needed, yard is shot, trees growing into the fascia, some bad siding, central A/C doesn't work, etc, etc.I estimated about 12 piers for the slab ($6K) a fair amount of sheetrock repairs ($2.5K including interior paint), exterior work and paint ($600), probably have to replace the central A/C ($2500-$3K including ductwork), termite treatment another $1,000 or so.

PRELIM LAND PLANNING- do a preliminary layout, please remember stream buffers, speciman trees, ANY juristictional waters (its a good idea to have you county water systems guy come walk your property with you to verify any juristictional water systems and what the required state and county buffers are for those systems).

, and an outhouse/fishhouse type thing.)It sits on 1.75 acres of land, they want nearly $15k for it, it has nice trees, but these horrible structures and the fact that they classify it as lakefront (dried-up-pondfront would be more like it) are the two worst selling points about the property.Here are some pictures of it:Pic #1Pic #2Pic #3Pic #4Pic #5Pic #6Granted, the buildings are horrible (sorry for no pictures of the waterless pond they call a lake, it was so pathetic I didn't think it was picture-worthy.)I'm just wondering if I should make an offer (maybe $11k at the MOST) on this lot of land?
