I will obviously disclose everything to the lender and make sure that my DTI still stands acceptable (and I have seen the HUD requirements to get a carry-back approved, and met them all). 

While you're learning and saving up for your first true investment property I would suggest analyzing deals all the time, even if you can't buy them.  

I am currently focusing on my overall financial literacy so I read a book a week or more.Any advice on where to start or book suggestions are appreciated.

@Mike Hurney thanks for your suggestion, though I confess I'm not sure what I should have said differently.  

For example, that home did not have washer/drier, refrigerator etc and has wall cooling (a couple of them have to be replaced) and few minor replacements and siding needs little work as well.Any suggestion would be helpful.Regards,Prabodh

If you're going to be in Augusta this week, I'd suggest hitting the local REIA meeting to meet some investor friendly agents and local investors in person.  

Once you have enough reporting vendors your company will be able to stand on its own as a borrowing entity.
