@Chris Perez In my experience, the appraiser will most likely will value this on comps as a primary source of valuation for the 1-4 unit and use the income approach as a back up to substantiate value.

Turnover is a substantial cost, so if they can reduce turnover by giving what amounts to a small refund on rent, then in theory it should work out for the property owner and primary sponsor.

@Kevin Zolea We were attempting to go FHA, but due to it being a duplex they would have needed a substantially larger downpayment so we had to switch over to a conventional loan.

I decided to invest my retirement money into real estate for a few recognizable benefits:- I needed to get started somehow- compounding effects of cash flows-leveraged returns (cash on cash)-opportunities for appreciation (value add/forced equity)-tax benefits-better control/influence of the asset value/performanceKeeping it simple, this was enough to convince me.
