If you can find a deal that cash flows decently now, I do think we'll start to see 3%+ per year organic rent growth again sometime in the next 2-4 years, since new construction starts have been very low the past 2 years so new supply coming online is going to drop a lot in the coming years. 

I have dreams of being a developer, so instead of starting the traditional way with a flip or small MFR, I’m looking for value add apartment deals.I’ve spent a lot of time building my knowledge base trying to learn as much as possible for experienced developers.

Then the next year, they will jack that up and I will be right back where I started. 

I am not a fan of novice investors starting out with out-of-state investments.

That, plus numbers just not making sense unless you put an insane amount of money as a down payment / buy in all cash, and other anti-landlord legislation made me look to a state like Ohio starting in 2021 and ultimately moving to Columbus to focus on building a portfolio and I've been very happy with my ROI both in cashflow and appreciation over the past few years.

I would like to expand and take on projects of my own, starting with home flips. 

The problem is that we have only just started renovations (just the roof so far) and i'm hesitant to post photos of it while it's looking less than optimal.

We are excited to get started but want to make sure we set ourselves up well by talking to folks in the field to set up our business model well, find great real estate agents and investors that work in our area, and see who else is out there doing it in this area.
