Most properties are not metered so you will need to check with your local laws and likely use an outside vendor or utility option in your accounting software that automatically allocates the bill to residents base on size and occupancy.

You can print the checks if you have them sign a form and can find software to print checks:http://www.biggerpockets.com/blogs/4240/blog_posts...You can also ask them to set up an allotment with their bank or employer to pay their rent

You get it filled in as best as you can then take it to a title company and they have software to spit it out correctly.
