Or is it just better to knock and face the disgruntled homeowner.5 - Does an investor just line up credit first and then go into the wild.6 - If the credit lined up via a bank/credit-union is for more than the price of the home, does it still require your own 20% down.7 - Duplexes/Triplexes/Quadplexes don't seem to be listed very often on many sites.

So far I believe I found only occupied property (not vacant land) on the county sites and it is confusing, it shows a person name and shows delinquent, but when you look at the tax history, it shows they owe $0 and everything is paid up.

Mason,I would serve the three day notice for rent, or whatever is required by your state laws, and once that has expired, file for eviction proceedings.
