My interest are Single family and Small multi family 2-4 units as buy and holds.

Does anyone have experience converting single family to a 2 unit home in baltimore county ?.

I've taken small steps to diversify what I do, including creating a social media presence to begin sharing some of my videography and drone skills.Currently, I fixed up a single family home which is on the market and I have a duplex that's been a great investment. 

If you're looking at single family homes, you might not even need an attorney. 

Are there any RE investors who are going through the single family home route?

You can separate the utilities or submeter, but be careful that this isn't a single or 2 family being used as a 4 unit.

Anyways, my question is: I have a primary single family residence that I have lived in for 3 years now.

Where I live legal multi family homes seem few and far between, but single family homes with apartments attached whether they are basement or garage converted seem to be more prevalent.

Ideally I would like to pick off 1-3 single family properties (preferably not condos) in the next 12-18 months that will generate long term rental income.

I've been working with a few single family providers and it has been great, but now I am looking to expand to the multifamily space.
