For perspective, there might be 2-3 hearings for a restaurant to get approval for sidewalk outdoor seating yet this Amazon deal and the MOU which was signed had little to no public input or review by Community Board, Civic Groups and the City Council.

I can get local banks up to about 4 million but once I go over a even a mill, then my loan officer has to ask more branches to sign off.

I have used them both for many investment transactions and they are friendly, knowledgeable, and really go the extra mile to ensure a smooth transaction. 

@Greg Callan I wouldn't get to caught up on cap rates for 1-4 units, it's just a bad sign for me when you're proforma cap rate is 4.5% and you're borrowing money from the bank at 4.75%.

I was about to sign with Country Financial on a personal policy (bundled with my auto) when they told me yesterday that the policy they quoted for this passed week will no longer work.

But be sure you're on the loans and the transaction somehow so that you can start building your experience.

depends on tenant age, maturity and previous home ownership history. pellet stoves generally very safe 98% shut off with no electricity so not great safety net in grid down storm. and flame isnt open to being touched and can be controlled with thermostat   but as with everything from tub, pool, gym, ensure they sign legal form, require renters insurance, get your agent to include it and have lawyer draft a memo and add basic training every heating season. i am looking switch over my oil to pellet wood boiler fed by auger but its auto feed system in basement.  

So while I can't speak as to how their month to month operation is, I can say I was extremely impressed with how quickly they place a tenant, and they were able to get a lease signed for a couple hundred more per month than I thought!

Sourced the property on Thursday, negotiated over the weekend, and was signing papers by the following week.
