That is indeed something to be careful of, but these guys that i am talking to are teams specialized in steel constructions, and they travel and take jobs nationwide all the time.Construction prices in LA are ridiculous; You cannot build a decent modern home under $200-$300 per sqft these days, and you'll have delays and poor service.

It's always nice to work with realtors that have a real grasp of the market because they can give the seller realistic numbers and control the expectations and then market to the general realistic range of motivated buyers at that time in that market.The most blatant example of goofy realtor/seller listings, is a realtor being so thirsty and desperate for a listing that they get creative with underwriting for the deal in order to justify a ridiculous asking price, that either they or the seller proposed to get the listing active.

How many beginners do you think can find someone without advertsing and say hey I am selling a contract.. they will never get a call.So what do they do.. they create a website post pics of the homes they have tied up.. they blast e mail they basically do everything an agent would do.. so again why have a RE industry at all if license were never required to sell RE... its really ridiculous and states are starting to finally crack down on it.

Hi, I have been browsing some properties, and the more I drift towards downtown big cities like Boston or Manhattan, I see these 8 to 16 unit complexes priced at ridiculous prices (understandable because of location) but it seems extremely high compared to the rent you can collect off of it.
