As much as I hate backing out of deal and hurting my reputation as a buyer, with this much extent of damages, I would think backing out of a deal is the best course of action.

And even if the house doesn't need a complete cosmetic rehab, we'll generally do it anyway, as we don't like houses to look only partially new.For reference, you can see a list/pictures of each of my houses on my website, along with all the detailed financials -- this includes the rehab costs down to the penny.

You can get some very useful data on the county website regarding age, sometimes rough floor plans, sales history, property owner info, lot size, zoning, etc.I also like to get a sense of what homes are selling for in the area if I don't already have an idea.

I don't necessarily only believe in one exit strategy however holding is what I would prefer.Also, just a little plug.......your website and blog is great.

Right on the SJ county HA website it says tenants pay about 30% for the Housing Choice Voucher Program (Sec8)....just like every other county in CA.

To be safe, I would contact a reputable lawyer or PM in the county where you own the property and see if you can buy a lease from them.
