How long should I mail to the same prospect with direct mail before removing them from my "list"?

Find wholesalers (online search, local real estate meetings, bandit signs), sign a co-wholesaling agreement which outlines the 50/50 split, locate properties that the other wholesaler can sell, put them under contract and let the wholesaler bring the buyer.

So most MF buyers are in it for the long haul.

@Lamar HickleyDoesn't really matter when you jump into the market.When it's a buyer's market there are easy pickings, you'll have more competition from new investors, but it will be easier to make things happen.

One thing they had in common was needing to find cash buyers.

So the properties are only shown if the buyer finds the listing his or herself on realtor.com, zillow, etc or by driving by.How do I know?

Most Turnkey buyers I've spoken to tell me they were surprised that the rehab costs were so high and that it took so long to get a tenant.

Check out landlord's liability and whether an undisclosed defect/risk in the purchase contract, or tenant estoppel letters, or whatever, let the buyer out.
