From a construction standpoint we have pretty much done everything other than pouring a foundation and hooking up utilities so it seems very doable to do this as the builder which would keep costs lower.  

We also know some pretty great lenders that can help build your portfolio.

I know the MB area pretty good, but dont recall where there is an A/B neighborhood that the homes are only $145k, especially a gated community. 

I just closed on a note deal where the joint venture investor put up $19k and we expect a pretty good return when we exit the deal.

You can also put them into business' you own, but if it's new (LLC's)... the requirements are pretty much the same (your ability to pay them back/off). 

Doubtful that water run off or falling ice is hitting your siding, no matter how much it rains it falls pretty much straight down.
