I have done all my screening before I get that far.

The salesman can text you a picture, you can pay over the phone and they deliver. 

@PJ Kolnik You must screen section 8 tenants the same as anyone else and get a deposit.

I found it interesting that when they are giving examples of flips and wholesales that the numbers they show on the screen do not always directly relate to what they are saying.Do not take anyone with you that is swayed by pressure sales. 

(You can download a calculator to your smart phone that's easy to use) If you like the return with the risk of that buyer and house, then close.

It seems like once a month I get a phone call from someone wanting to verify if I'm posting my properties somewhere (even on VRBO), I have had a few prospective tenants that lost their money due to being scammed. 

But just like any rental the screening process is the most important.

I'm am currently screening tenants on my second rental property. 

On the other hand, do you see late/non payments and collections across all their accounts (i.e. cable, cell phone, credit cards, car notes, etc)?
