this is pretty common I know I have 12 LLCs in 10 plus states we miss renewals occasionally as well..

I haven't personally house hacked a room, but I do know some people who have.

I personally know many people who have gone out of state and made good money.What a good or bad level of appreciation is relative.

With that said, I would define your niche if you haven't already to help people only in that sector.

However if you’re using Zillow for 100% of your screening you’re missing the point: it’s lead gen, not full service screening.

Would talk to people about partnering if you want to stay in the CA market, not pushing you away from out of state.. but there are deals here that cashflow and make sense too.

(But it wasn't apples to apples.)I looked at AirDNA's data recently and don't disagree with their broad picture but again, people here know that the details and other factors can tell a different story and bring success for some in the same area (comparables) and loss for others.I'm all about reducing risk and my read on climate data and global economies (& yes, politics) incline me toward continued investment in properties that have multiple channels of revenue, above a certain latitude, and more upscale.

Next time you talk to the renter that's paying late all the time, Maybe mentioned to him or her without getting too involved in their personal life, they should seek out a temporary job a few hours, a couple of days a week until they build up enough to get caught up on the rent, and make a little pool of money to use so they don't get behind again.Some Temporary jobs can be fun, like handing out rubber id bracelets at functions to the participants, or if the person is more blue collar they have jobs for those people too more suited to their tastes. just my 2 cents.
