We are going through a contentious divorce and I would like to buy her out, but apparently thats not very easy.If we sell the properties our gross earnings will be about 300k, while our net earnings will be around 150k, due to capital gains, depreciation taxes and realtor fees.My lawyer, who is not experienced in real estate investing, says I have to buy her out based on gross earnings, so I'd owe her 150k.

Louisiana law states that any tenant who breaks a lease and leaves early (except under some circumstances, and this isn’t one of them) must continue paying rent for the duration of the lease or until I find a new tenant, whichever happens first.

All the properties are empty, and I'm just paying for basic upkeep, taxes, etc., and that has started to add up, so it's now or never.Three of the homes are 2 bed, 1 bath, appx 1000 sq ft.

I would benefit from the decreased cost of living (effectively paying reduced or ~hopefully~ no rent), but also would take a greater role in managing the property seeing as I'd be physically living there.
