You would just have to know where to look and be patient. 

It's for your tenant's safety and it's in both of your interests that the repairs get done.

That depends.If you are selling the whole portfolio to another investor, that probably makes a lot of sense.If you want to retail out of each property, I hope you have a lot of time, are patient enough to deal with all the barely-able-to-afford-this tire kickers, and also have a good way to market the property to maximize exposure and price.

@Timothy Pauldon If the property is in livable condition, no health and safety issue we will  be able to do the loan.

Not only was the facade in horrible disrepair, but patient access was sketchy with drop offs where the sidewalk slabs met the soil / landscaping (if you could call it that!)

Houses were coming off market pretty quickly so it was all about being patient and finding the right one.

My advice is to be patient, and work with an agent who is PROACTIVE, has a great relationship with other agents (hears of deals before they hit the market), and I would also encourage you to look at some deals that have been on the market more than 30 days.

It is a huge safety risk and the PM never should have installed them. 

Stay patient with your finding and don't compromise on your numbers.
