To piggyback on @Eric Erickson's comments:When the mass exodus out of California, Illinois, et al started happening in 2020, Arizona was not the *fastest* growing state in the country, but it was certainly one of the fastest-growing.Tucson is not the *largest* city in Arizona, but it is the 2nd largest... and it's an attractive place to invest, and to live, for the same reasons.Tucson absolutely has Phoenix beat when it comes to cycling, hiking and outdoor activities in general.

However, if you find the margins remaining thin after that period, selling the furniture and reverting the property back to a long-term rental could be a viable option.Don't get discouraged - this industry takes patience and creativity.

Buyer has to be careful not to change jobs, buy a car or furniture, keep credit score stable.

Our focus for the next few months to a year is to find a property locally, in the town we live in, which we want to turn into a short term rental for outdoor enthusiasts (we live close to a popular ski destination and there's a lot of mountain biking/hiking/camping activity during the summer time) and it so happens that this area is underserved for lodging options!

We want to theme it according to the many outdoor activities in our area.

And then they went bad - she left, took all of the furniture, ect.

As a vacation rental, I helped them with furniture, installation, setup, staging and everything else to get the property ready for rental.

Arbitrage could still require significant capital to start off with for the furniture and charges associated with getting the unit (security deposit, first month's rent, etc.) plus reserves. 

I buy truck parking as industrial outdoor storage.
