@Andrew Syrios Good job on helping your tenants get settled rather quickly, as that must have been scary!

Experienced investors know that they must put in 50 offers to get one good one accepted. 

I would imagine there must be demand for luxury apartments for them to build them. 

I would not be eligible to be a member there, correct me if I am wrong but must you or a family member be a member or former member of the military?

If they are totally uncooperative, which because of possible litigation is understandable, search of l/t court for your location will show if there was action(s) against them.If the prospect is still living there, ask to do a home visit to see exactly how they live. 

I'm not a huge fan of window wrapping in rentals, but with the lead paint problems we have down here in Pittsburgh in older residential housing from the 20's and 30's, soffit and fascia wraps are a must, especially on brick-veneered buildings, which really makes the peeling paint on the other facade elements stand out.

A 3 or 4 unit must also meet the self sufficiency rule (75% of total projected rent must cover PITI plus mortgage insurance).

The bigger and more judgments there are, the more you need to look out.I see many landlords fall into the trap of just thinking, well since they are renting they must have bad credit.

ie, buyer must complete repair A before date B or they are in breech of contract and the property reverts back to you. 

Home must appraise for 100k or more.
