If you mean they want to sell but want too much because of sentimental value, maybe leave them a LOI with an expiration date and let them think it over.

It doesn't necessarily need to be listed on the MLS immediately if an agent can bring you an offer on it prior to then that works for you.

That said, there needs to be a filtering of rent by the room and midterm rentals because I think they are often conflated and the rental pricing data is very different for the two sources.
