Some suggest having one entity own assets (e.g. property) and have another entity be responsible for operating and maintaining the assets, so that if someone makes a mistake operating etc. there is some liability shield and the plaintiff cannot get the assets(again the idea of “piercing the veil” is important here).If you are really concerned about liability you should use the right entity (entities), but also make sure you have the correct relatively inexpensive insurance coverages (including but not limited to structure and liability on the properties, O&E on business, personal umbrella policies)The aforementioned is personal opinion and none of the content should be construed a binding offer or agreement.

I have one mortgage on a mobile home park, three mortgages on three sf homes through a local bank, two mortgages on two homes through a private lender, one mortgage on four units through a private lender, and one mortgage on 5 units in an LLC through a local bank.My credit score is over 800.

I got tired of running into problems with certain areas or subdivisions not allowing weekly or nightly rentals, as well as other problems.I was also concerned that there might be a double dip with real estate foreclosures and it appears that may be happening in certain areas of the country.

My only concern is that i probably wont be a ble to get a residential loan ( i will find out next week) and ill have to come up with nearly 20k for dP.
