I'm bringing buyer to a deal from another wholesaler, how do I get paid?

Ok, I found a buyer in New York for a hotel in florida that another wholesaler has under contract to buy. He is looking for a buyer to flip to. I'd like to do this without the final buyer seeing how much I am making on the deal. I know I could get the contract assigned to me and then assign it to the final buyer, but I don't have the $5M. How do I put this together.
