Linda  I dont bother, most of these including mortgages are wiped out when tax deed issued as long as county does proper notifications.

If we as wholesalers are allowed to market the contract but not the property, how can you do that without showing pictures? 
Or are we allowed to show pictures of the property?

Most of the OOS markets investors target do not have much appreciation potential, are lower end properties that will have ongoing issues and will not give the OP the opportunity to self manage his units to gain true real estate experience and understanding.
