In either case, it's not something you should feel entitled to.I have heard many seasoned investors telling stories how they booked a free consultation with every CPA and attorney they found, and how eventually it allowed them to accumulate some valuable knowledge.

Hey James,I think as investors/builders/syndications/and developers build new properties they have to put up significant capital.

Also looking to JV with other local investors, but again need the funds on hand at the auction.

Not every lender/agent works with investors/househackers so if a lender or an agent can recommend someone that has knowledge in the space and can help guide you through it.

Planning for things to go perfectly is a bad idea IMO. 4. 4% appreciation is a bit aggressive if you want to be a more conservative type of investor.
