As an agent, I still prefer to have my clients email me the requests so that I make sure the properties get properly covered.

No need for anyone to ever know.Statistically you will never need or use it and in the very rare circumstance the need should arise you will be more concerned about covering your butt than pulling the trigger anyway.

I have never heard of an insurance company refusing to cover an oil system.

I'd like to get a heavy duty version but can't find one.Maybe I'll coat the pipes with Vasoline to keep bugs out.

Just know you will have to own about 20 homes just to cover your monthly bills. 

In my market (Salt Lake City) the price range for a decent Fourplex is 400-600k and rarely do any of the listings on the MLS even cover PITI with a 20% down payment. 

My lease did states that they must cover any legal fees..

@Jose Pena I would use it to cover renovation costs, especially it they had rewards attached to them and I had multiple solid exit strategies.

Im willing to do whatever takes, I guess my biggest worry is that when expenses arise I wont be able to cover them.
