How do i handle this to get them to list with me?

Typically in my experience successful flippers are mostly folks who have a lot of cash ( the bad homes are all cash buys) AND who have  some relationship with the RE agents who handle the bank foreclosures.

Obviously we have been in touch with our lodger who filled us in on the scoop but I was surprised to find very little info on incarcerated California lodgers, does NoLo address this and in either case what are the obligations of the owner(s) who rented to the lodger who is now incarcerated indefinitely as far as security deposit, notification of repossession of rented premises, and the handling of personal belongings? 

I will try to do some research on it anyway and figure out different ways to handle it. 

I will have a property manager that handles all operations/financials and my self directed IRA will receive all income and pay all expenses.

I understand that nothing said here constitutes official legal advice, but I thought I would get an opinion from some of you on how I should handle my particular situation.1.

I did replace the condenser and air handle together, because the age/type/efficiency of system being matched is a bigger deal. 

Just this year I was part of a transaction that took us months to close because the previous 3 sales, 2 of which were foreclosures, were not done properly...and all 3 transactions were handled by the same chop shop title company.

Not even will they just quitclaim their interest to me so that I can handle the affairs of the home.

I don't handle vacation rental management either, but I do receive requests occasionally.
