Amid the noise and bluster I couldn't find how many mailers you sent to get 1880 leads.

They may care less....about which day the trash goes out, or where to park, or what noise level is acceptable, etc.   

Be ready to grind and hustle.

When he first bought it, doing the rehab we would hear an occasional strange noise, but brushed it off as it was a half-double and figured it was just noise from the other side.

So how can you hustle and grind for the next two years and make more than your teachers part time???

I prefer Scott's method of real estate investing and building cash flow rather than grinding for 10+ years with a high savings rate.  

This will allow you to quickly filter through a lot of the noise in the market and only spend time on the properties that match your criteria (age, location, desired return, etc.).

Leaving out any gender issues, you have potential complaints about cleanliness and smells and noises and a thousand other things.

The ones I can think of are: allergies (other tenants might be allergic)noise (my bird is the noisy one in our household)property damage (yes, the little dog who is from California, pees in the house sometimes..ugh)Fear (my big dog is 110 pound black lab) of Dogs/Cats/AnimalsFear of lawsuits if the animal hurts someone elseI'd like to discuss what can be done to alleviate these and any other objections as much as possible.
