There are so many options out there that bring technology to properties that residents would rather interact with, like texting, etc.

good question quit claim just relinquishes that owners   ownership.. once recorded in your name you will get the tax's and be the new owner subject to claims from heirs that will never in all liklyhood show up.

I own several SFH, duplexes, triplexes, and a quad but I'm in discussion regarding a 13 unit mixed use property that is of interest to me mostly due to location (I own several properties in the area and it's near me and I have a good pulse on the town).
