I thought everything was fine (the exterminator closed all the small openings the mice can enter through, and we spoke w/ the tenants about closing screen doors, putting dog food away, etc.) 3 months ago, they tell me they have another mice problem, so I call the exterminator out again.

Like innocent victims of war that are lacking food and water.

My tools , my house payment , my gasoline for the month , my electric bill , my health insurance , my truck payment , my insurance payment , my telephone bill , my food and the food for my family , my cable and internet service , my health insurance ,  basically 1/12th of my yearly expenses , the cost of the employee , federal and state taxes  PLUS a profit on top all that

Real estate covers two of the basic human needs, shelter and food (land is used for farming and food production). 

If nothing else you'll have some awesome food while you're in town!

The road is fairly developed including a number of big box stores, gas stations, fast food chains and so forth. 

Roof rats often come from fruit trees (food source) nearby that they then crawl to the roof line and enter the house from vents and open areas around the roofline and/or foundation line.They are are a pain for Tenants as they scream and howl at all hours, especially at night. 

Over the past 35 years the costs of wants (TV, electronics ect) have dropped, while our "needs (education, food, housing) have soared (I'll point out the the majority of "needs" that have risen in price are heavily subsidized by the government) and that is a factor in keeping the average America's from growing their wealth. 

I want at least an acre to grow my own food and to continue with our beekeeping hobby/passion.  

Food for thought:  To buy in Cleveland you will need a investor friendly Realtor to help you identify good areas in which to buy and areas to avoid, a renovation crew or general contractor to do the renovation, a property manager to advertise for tenants, screen individuals, and to handle the daily issues that crop up.Buying a fixer at a distance is a challenging endeavor.
