Brand new to BP and still formulating my business model but working on a strategy to specifically fill this niche and become an agent that can invest my agency income as a partner in investments. 

I have my 2nd Unit rented to Med students for 16 months already... i only intend on using my unit for AIRBNB since I know I'll be gone Mon-Thurs.... and I have the flexibility to take flights Sunday night and not return until Friday if the users need it for the entire week.

Should all the paperworks be filled out by us or real estate attorney, for example: purchase and sale agreement.

Make a bid, upon acceptance you have a very limited time to completely fill out all paperwork and return along with a deposit.

You do not ever select tenants on the bases of promptly filling a vacancy.

The house is currently occupied with tenants which I am using to start with 60 days to close since that is the notice period for California and I'm tacking on an additional 15 days....I'm getting the property under contract soon. a) Is it legal in California to fill out a purchase agreement with the seller with the intention of using an agent to find a buyer and b) Can I use a closing process identical to a typical simultaneous or double wholesale close?
