Would you trust a part time MLO to finance the purchase of your half million dollar investment property?

Keep $300,000 liability on each house and have a $1 million umbrellas policy in place over all of your property for protection.

The average priced home is still a million dollars but the market is still strong in areas that are being gentrified.   

In 5 years you’ve collected $400,000 cash flow over your note payments; paid down you’re loan from $600,000 to $550,000, and the value of the property increased from $800,000 to $1 million.  

Most professionals will recommend a separate LLC for every $1 million in assets but I don't think that's necessary.

These are units that fetch $1500+ 

I would just keep them in your personal name until you hit 10 conventional loans and get a million in liability on them if you’re worried about getting sued.

Sunriver used to be a great place, but it is hard to touch any SFH under a million.
