So, I feel as though my approach gains me slightly BETTER numbers when it comes to income and expenses over someone who tries to get top rent with higher vacancy/turnover.

To sum up my experience, my commercial mortgage loan originations are booming; we’re getting 12.75 - 13.5% interest with 4 points for 12 month loans at 40-60% LTV.The purchase of existing loans from lending institutions has dried up for us, as buyers are offering more than we feel is warranted, and they are buying “dubious” assets.

What I did was buy a single family home in the worst neighborhood you would feel comfortable moving your wife and kids to within 15 minutes of your home.

Just choose what you feel would work best for you now and you can always shift in the future after you have done a few deals and get some experience.
