@Christopher Phillips My plan is to buy a multi-room unit using an FHA to live in and rent out the other rooms to pay off the mortgage and collect passive income.

What would be the estimated cost to fix the issue if it isn't extensive and can be accessed (I am assuming dry rot in garage the way it is described).

Hello BP,I am looking for a very experienced HUD real estate agent or broker that has extensive experience with bidding and buying HUD homes, specifically in the Southern California area.

As a person who works 55 hours a week plus doing real estate on weekends I’m sickened by the fact so many losers and deadbeats collect my hard earned tax money and do nothing but get buzzed up  and hold the couch down.

We have since transitioned to using a third party, Buildium, to collect rent, deposits, fees, etc.

Should I move out and collect market rent of $850/per unit, refi/cash out or sell and invest in a quad?

We're completing the inspection process today after an extension on due diligence so the seller is expecting to hear back from us shortly.

They didn't ask, for an extension 'they knew' that's when their lease was up because they moved in that day of the month.
