I also want to remove any of my own doubts, since up to this point I've not experienced any personal gain. 

Profits are not always guaranteed, so make sure you build a reliable team of agents, lenders, inspectors, and contractors.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I’m experienced with tradition single family rentals but I’m leaning towards something that could even be state sponsored or anything that could pay out a premium for my monthly rental.

She is a family friend who also has good working relationship with my agent.

The agent told me the owner is not trying to do a seller finance deal but I know that he wants 15 - 20k more than listed.

It's a lot harder to repeatedly tell your child NO, NO, NO when you can easily afford things versus when you really can't.I've never experienced this difficulty of prosperity personally.
