@Abby Flynna few random thoughts-definitely stay local (for now) - you have a lot of great markets within a couple hours of where you are-it's very difficult to 'start' with a flip - flips take capital and you're going up against all the professional flippers who flip as a business-go to all the local REIA meetings within a 1-2 hour radius - find the ones you like - go to those regularly-call lenders and discuss loan options. 

Ran the numbers, thought it was a solid enough deal and bought.

My thought on the Corporation vs LLC was to switch my self employed business from a LLC to a Corporation and use that Corporation to invest in real estate.

My first thoughts in reading your post is that we were able to buy a lot of houses while we were in the military, taking money from deployments or tax-free income to buy houses, which we did over time.     

Bonnie,  it would be a huge help to the community here for you to expound a little on what you thought were red flags.. so others will know what to look for.I saw you guys got some snow last week.. !!!
