If this is the case - maybe you can ask him for the specific form that shows the rental income/expenses(Schedule E if personally owned or form 8825 if held inside of a partnership).If he doesn't want to provide the form at all - I would think it to be a red flag and he possibly inflated the expenses on the tax return.

IE describing the home on craigslist sending out direct e mail advertising the home.. taking fee' s on the HUD to and couching them as marketing fee or assignment fee.. fact is one person brought two people together to buy a home that is a licensed activity.If they sell a contract  that's another thing all together but I have yet to get an email from a wholesaler that said I have a contract for sale...
