Hand textured walls and ceilings, new kitchen and bathrooms, new windows and sliding door, tiled floors throughout the house, painted interior and exterior, replaced water heater, plumbed in a utility sink and built a large workspace in the garage, even tiled the front porch.

Keep in mind that you may have to do some significant rerouting of your plumbing depending on how the builders ran the original pipe, in a top bottom they might have too much common pipe to get the metering done.There are companies out there if you look into it that you can contract with they will install the meters, get the reads over cell signal, and then bill the usage back to the tenants.

Take photos.you can probably find a list online, but things to check: plumbing (toilet flushes, sinks and tubs drain, faucets work, no leaks), appliances: fridge and stove clean and all stove elements (and oven) work and are clean-especially the oven, cupboards (everything cleaned out and doors open and close), unit is clean (carpets have been professionally cleaned, not just vacuumed), all keys are returned.

The contractor inspections always include electrical, plumbing, and septic/sewer (to address the underground infrastructure) but also can include pool, home inspections, asphalt, and more, depending on the park.

I also recommend replacing the cast iron plumbing while you have the walls open.
