Ant animal, dog or cat, with claws, teeth and ever needs to go to the bathroom will damage, possibly destroy your property. 

Pets can destroy your property and if you smelled the animals just walking in, imagine what it will take to get that smell out of the house after a year and before you can lease it again (to someone without pets) or sell it.   

And by the way, they destroyed a beautiful tree, while the tenant and her family tried to enjoy a barbecue while watching this guy use a chainsaw on the tree.  

I think those tenants would destroy a home, whether they were Section 8 or not, and probably have terrible references and terrible credit and possibly criminal backgrounds.  

They expected the landlord to pay for the extermination (which ain't cheap) even though one of their kids brought the bed bugs into the house.Since the TAR lease is silent on this issue I will be adding the following clause to all future leases:"With the exception of wood destroying insects, tenant will be responsible for the extermination of any pests including bed bugs."

And denying him the right to chop down the oleanders will destroy his flower shop business?
