List price means nothing when calculating an offer, in my personal opinion.

If he will take less than that its pretty simple.If you gave a little bit more information regarding the lease risk, it might help some more opinions.

I am not an attorney or tax professional and below only represent my personal opinion.

Many of the concerns for owning condos were explained very eloquently and in my opinion 100% correct.

I would never purchase under these particular parameters and want opinions of other investors who may think I am missing the good points to a deal like this.

I've probably misreported something along the line in regards to this but I doubt that the IRS would ever have caught it or complain about it anyway in my opinion.
