I told her that I didn't want to back out of the sale and she stated that the attorneys and courts will have to figure it out because were not loosing 12,000 on this sale. 

It appears to me that you would be well advised to learn more about property investing before making any decisions.

Once the late fee has been received prior to our court date, then I will call the court and file a Dismissal, due to your account now being paid in full, but not until then. 

NOTE:  The property was in demo court when I closed. 

When I look at the red-lines, they appear fairly straightforward that a knowledgeable lawyer should be able to address in an hour or so (I do many contract reviews in my professional work so I know how much time it should take).

You may find yourself sneaking around and then arguments about when you can come on the property and courts and just a whole mess over a cigarette butt.
